Tips For Hiring A General Contractor

It’s never too early to start thinking about your next outdoor building project. If it’s a project big enough, you’ll want to find the perfect general contractor for that project. What do you need to consider, who can you trust, and what are the right questions to ask?  If you need tips for hiring a general contractor, count on Cardinal to help you out!

10. Get Three Estimates

It’s best to get a few different opinions on the cost of your project. Reach out to three different contractors to provide you estimates of your entire project and try to understand the differences these contractors laid out in their estimates. This process also provides insight into how they might respond to questions and challenges over the project’s course. If they take a while to get back to you, they may not be responsive after giving them a deposit.

9.  Price and Budget

Price is an integral part of the project. Before you begin, try to do a rough estimate of how much of a budget you have for your project. If you have a $10,000 budget in mind and the contractor is at $20,000, there is an expectation gap. Ask the contractor for advice and see if you two can rethink your project’s scope – they are willing to help you get the best result and help you find a solution. Also, keep in mind your timeline for this project: is this something you want to have done immediately, or can it be broken into certain phases to alleviate financial burdens? One other note: never pay completely up front; this will help to protect you from fraud or theft.

8.  Can they show you a drawing of the project?

A picture is worth a thousand words. Even a basic drawing can help both you and the contractor understand your objective and identify areas that are a priority for you. This sketch also might help you find ways to maximize your project’s function and value. If you don’t feel comfortable having them in your home due to COVID-19 restrictions, ask if they can do a consultation over video instead.

7.  Will they provide Finish Samples for you to choose from?

General Contractors usually have good relationships with their suppliers, and often, manufactures have charts and samples available to purchase. For example, Cardinal Home Center offers paint decks for Benjamin Moore paint, composite decking samples, and more. These tools can help you narrow down decisions before you make a major purchase.

6.  How long have they been building projects in your area?

Experience matters. Many times, there are things that only experience can teach you. Often great projects start with a great vision, but the project’s foundation is the ability to bring that vision to life. An experienced contractor might offer suggestions that are better, more cost-effective, and lower cost. More experience also makes it easier for contractors to consider other issues that may come up or problems they have encountered in the past.

5.  Find someone who is easy to work with and respects your request

Enjoy the process when hiring a contractor. You should have a good relationship with that person who shares your same values and vision. Communication is key to a successful project. Rely on their experience and respect their knowledge.

4.  Do they have current Business and Contractors Licenses, Insurance?

Contractors are glad to show you their licenses because they have worked very hard to master their craft. Don’t be shy about asking for these items. It also can help explain radical differences in cost. You can also research the contractor using the Virginia DPOR website to look up licenses and check if any are currently restricted or fined.

Photographs of previous projects can help visualize the project and help the general contractor understand your specific project’s taste and goals.

2. What Quality, Grade, Brand, and type of products will they be using for your project?

Products and Materials can make a big difference in the outcome of your project. The product may look similar but does not have the same lifetime traits as higher quality and priced products. Be prepared to answer, “How long are you going to be in your home.” This answer may help your contractor understand your vision and offer different solutions based on time, quality and budget. Maximizing your value while achieving your goal is always a good feeling.

1. References

References can be the most important thing you can ask your contractor. If they can give you three references, this will help you make a more informed decision by asking a previous client what they would do differently. Also, reading Google reviews for any business you may hire is always a smart move.

There you have it!  Your new outdoor project will hopefully add value to your home and, more importantly, provide an excuse for more family and friends to get together in the future.  Make sure you consider our tips for hiring a general contractor and good luck with your upcoming project.
